Rating Advice & Appeals

Commercial property is revalued for business rates every five years. The current revaluation came in to force in April 2010 with valuations based on April 2008 levels. With the credit crunch and associated uncertainty this was a difficult time to interpret evidence.

Rating is a complicated subject where advice may also be needed on exemptions, reliefs, supplements, empty property rating, transitional adjustments and appeals to the Valuation Tribunal. Expert advice is needed and Robert Seares of RDS Commercial is an expert in Rating and one of the few Chartered Surveyors to hold the post qualification Diploma in Rating.

Commercial Landlord & Tenant

Lease renewals and rent reviews can provide a trap for the unwary. Knowledge of the local markets and the relevant legislation together with an expert scrutiny of the lease terms provide the opportunity to obtain the best result . In this complex subject we fully discuss the matter with you and base our negotiations on what you consider would be the most favourable outcome. Most renewals and reviews are settled by agreement but, if this cannot be achieved, we make submissions before Arbitrators and Independent Experts.

Valuations for Tax & Balance Sheet Purposes

We undertake valuations for accounts & asset purposes, inheritance tax, capital gains tax or family property issues.
In accordance with the RICS Valuation Standards (The Red Book) we ensure that our valuations meet high standards of integrity, clarity, objectivity and are reported on appropriate recognised bases.
